Costa Rica has some of the most foreign-friendly real estate laws in Latin America. Foreigners can own titled property in their own name with the same rights as Costa Rican citizens. No residency or special visa is required.

1. Direct Ownership

You can hold property directly in your personal name or through a Costa Rican corporation (S.A. or S.R.L.). Both options are common and legally sound.

2. The Maritime Zone Exception

The one major exception is the Maritime Zone (Zona Marítimo Terrestre). The first 50 meters from the high-tide line is public land and cannot be owned by anyone. The next 150 meters is a concession zone where foreigners who have lived in Costa Rica for less than 5 years cannot hold concessions directly.

3. Due Diligence Essentials

  • Plano Catastrado: A registered survey map of the property
  • Folio Real: The property's title registration number
  • Corporation check: Verify the seller's legal standing
  • Municipality taxes: Confirm all property taxes are current

4. Closing Costs

Expect approximately 3.5–4.5% of the purchase price in closing costs, including:

  • Transfer tax: 1.5%
  • Legal fees: 1–1.5%
  • Stamps and registration: ~0.5%
  • Notary fees: ~0.5%

5. Annual Property Tax

Costa Rica's annual property tax is just 0.25% of the registered value — one of the lowest in the region.
